This project is not for the feint-hearted or for those with shallow pockets or for the 'wannabe' Developers. There are many challenges and unknowns in this subdivision development!
Let's start with what we know:
1. There is a 1930's heritage-listed interwar timber 'Fordyce House' on the block. You could move the house within the block, to create a more efficient site plan design, but there are rules and limits with moving and restoring a heritage-listed home. Challenge #1.
2. There is a creek that runs through this 8,478m2 of land therefore decreasing the final lots numbers. Challenge #2.
3. There are 2 lots. Lot 1 faces Dyson Ave, and has the heritage-listed house on it. Lot 2 faces Beenleigh Rd and is zoned 'open space'. Joining and rezoning there in lies challenge #3.
4. Some of the land on either side of the creek has been filled (i.e. extra dirt added) to keep the land raised over the long period of time this owner has owned the land. The fill could be clean fill - we don't know. Your soil tests will reveal more. Challenge #4.
5. Lot 2 which faces Beenleigh Rd has an easement. This easement was for an old gas pipeline which is not operational anymore. Your challenge #5.
6. The Seller is only allowing minimal time periods for due diligence, DA approval applications and settlement dates. And any extensions requests will unlikely be given, and therefore you could loose all the time and money spent on the project if extension is not granted. Time will not be your friend. Challenge #6.
7. The Seller is wanting 8 months lease back after settlement. You could be okay with this, if not it'll be your challenge #7.
So what's the good stuff?
Land is still highly sort, particularly this close to Sunnybank Plaza, St Thomas More College and within walking distance to Banoon Train Station.
The building industry is recovering strongly. This block is connected to town water and town sewer. NBN is available in the area.
We think the Seller is reasonable in his price expectation. He knows the challenges! Bit of an FYI, the family electrical business 'Auto Craft Electrical Services' has served the community since the 1940's! Quite a milestone and yes you are dealing with the original owner of the block!
If you're a big-budgeted Developer with many years of experience, the above information would have been already known to you and this read is just a refresher.
